Material Takeoff Guide for Flooring

Use digital takeoff software (PlanSwift, Bluebeam, MeasureSquare) to trace room perimeters and calculate net and gross areas. Deduct fixed obstructions like columns and islands. Calculate linear footage for baseboards, transitions, and wall moldings. Apply waste factors and convert to procurement units.

Digital Takeoff Software Setup

Import PDF or DWG blueprint files into your takeoff software. Set the scale using a known dimension (typically door width at 36 inches or a dimension string). Create separate layers or conditions for each flooring type (e.g., carpet, tile, LVP, hardwood). Customize the color-coded legend for visual verification. Save the scaled blueprint as your project template for future adjustments.

Area Takeoff Best Practices

Trace room perimeters at the inside face of walls (drywall/wall finish, not structural). For commercial projects using centerline dimensioning, subtract wall thicknesses (typically 5 inches for metal stud with drywall each side). Measure each room as a separate takeoff item. Group rooms by flooring type for total quantities. Flag rooms below 50 sq ft for minimum charge consideration. Takeoff each blueprint sheet separately and create summary totals.

Linear Measurements

Measure linear footage for: baseboard or wall base (at room perimeters minus door openings), transition strips (at each doorway between different flooring materials), stair treads and risers (calculate per step at standard 36-inch width), wall molding and quarter round, and expansion joint covers for large areas over 40 ft in any direction. Convert linear feet to procurement units (linear feet for trim stock, each for stair treads).

Deductions and Obstructions

Deduct fixed obstructions that do not require flooring: permanent columns and structural supports, elevator shafts and stairwell openings, fixed equipment bases (restaurant cooking lines, retail display fixtures), and mechanical/HVAC floor-mounted units. Do NOT deduct temporary obstructions like furniture or walls that will be removed or moved. For column deduction: measure cross-section and subtract from gross area. Group deductions by flooring type for accuracy.
