Start with the drawing register and finish schedule
Identify the drawing revision, scale, rooms, finish codes, specifications, addenda and exclusions. Calibrate each sheet against a written dimension. Separate floor area from wall tile, bases, transitions, stairs and accessories. Keep alternate finishes and phases on separate lines.
Measure net quantities before allowances
For a rectangular area, square feet = length in feet × width in feet. Break irregular rooms into measurable shapes and document deductions. Square yards = square feet ÷ 9. Square meters = square feet × 0.09290304. Linear feet of base or transition cannot be added to square feet of floor.
Document waste and package rounding
Ordering area = net area × (1 + allowance as a decimal). For an illustrative 200 SF room with a chosen 10% allowance, the ordering area is 220 SF. At a stated 23.5 SF per carton, round 220 ÷ 23.5 up to 10 cartons, or 235 SF. This example is arithmetic, not a recommended universal waste factor. Do not add a second allowance if the source quantity already includes it.
Use the product layout to refine the takeoff
Tile needs dimensions, pattern, joint layout, cuts and package coverage. Broadloom carpet and sheet vinyl need roll widths, directional requirements, pattern repeats and seam layouts. Wood and LVP need plank dimensions, carton coverage and installation direction. Adhesives, grout and coatings depend on the specified product coverage and application conditions.
Keep cost assumptions separate
A quantity takeoff is not an installer quotation. Dated supplier quotes, agreed crew productivity and labor burden are needed for pricing. Record tax, freight, disposal, substrate preparation, moisture mitigation, equipment and contingency explicitly. Concealed conditions require site information. Confirm quote validity and exclusions before tendering.
Read sample evidence accurately
The sample portfolio retains selected workbook quantities and source references. Saved adjusted values are not recalculated in the browser. A drawing crop is context unless a row explicitly references that sheet. Excerpts do not prove a client relationship, completed installation or project result.
Request and review the scope
Send plans and your bid deadline to confirm the required schedule, markups, pricing scope, fee and delivery date. Review finish-code coverage, separate units, allowance basis and exclusions before placing orders.
