Florida floors fail at the water, not at the city name
The Florida Building Code, including the High-Velocity Hurricane Zone used in Miami-Dade and Broward, is about the building envelope as much as the floor finish. For a takeoff, the floor consequences are practical: entries that take wind-driven rain, wet rooms, and tile or sheet assemblies with a membrane when the spec draws one.
Entries are a system
A recessed mat or a tiled entry with a slope is not the same line as the lobby. Measure the mat or the sloped area from the detail, and do not spread the lobby tile through it.
Tile in wet assemblies
Porcelain on a slab is not automatically a waterproof assembly. If the drawings show a membrane, a clamping drain, or a mud bed, those are separate quantities. The Tile Council of North America handbook is a reference the specifier may cite. It is not a credential this site claims.
Elevated construction
Many coastal buildings are not slab-on-grade. A framed floor with a tile finish needs the underlayment the spec names. Do not reuse a slab-moisture note from a different project.
Worked large-format tile order
- Lobby 18 ft × 22 ft = 396 sq ft. Module shown as large format, straight lay.
- Illustrative 12% allowance, inside the 10–15% large-format band on this site: 396 × 1.12 = 443.5 sq ft.
- If the carton covers 15.5 sq ft: 443.5 ÷ 15.5 = 28.6, so 29 cartons.
- A diagonal layout would use a higher allowance. Say which layout you priced.
