What actually changes a flooring takeoff in Texas
A Dallas sheet and a Houston sheet can use the same national tile guide. What changes the quantity is the assembly on that sheet: a slab-on-grade that may need moisture control, a warehouse coating with joints, or a multi-family plank order. The county name does not.
Hot-humid Gulf slabs versus drier inland slabs
Much of the Gulf Coast sits in a hot-humid climate, and a large share of Texas floors are slab-on-grade. That is a reason to read the moisture requirement in the specified adhesive, not a reason to publish a statewide moisture percentage. West Texas is drier. Use the project’s tests, not a regional average.
Warehouse and plant coatings
Distribution buildings along the state’s freight corridors often specify a joint filler and a resinous system in the aisles, with a different floor in the office. Measure joints from the structural grid and coatings from the room schedule. The building footprint is the wrong area.
Confirm the adopted code locally
Cities adopt and amend building and energy codes on their own schedules. Austin, Dallas, and Houston do not share one municipal code edition. The estimate does not replace the authority having jurisdiction. It records the flooring section you were given.
Worked multi-family LVP order
- One finish code, net area 8,640 sq ft across a building.
- Illustrative 7% layout allowance, inside the 5–10% LVP band published on this site: 8,640 × 1.07 = 9,244.8 sq ft.
- If the carton states 24 sq ft: 9,244.8 ÷ 24 = 385.2, so 386 cartons.
- Stair nosings, if the plans show stairs, are a separate piece count. They are not inside the 386 cartons.
